Comparing January of 2025 to 2024

I looked at single-family and condo sales comparing January of 2025 to January of 2024. I also looked at the number of homes sold in Chittenden and Franklin counties, the median sales price, and median days on market until a seller accepted an offer. 

It’s hard to believe, but in Chittenden County, the exact same number of single-family homes and condos sold in 2025 and 2024, 106. I actually checked the stats twice to be sure! The median sales price was $460,000 in 2024 and $469,000 in 2025 for an increase of 2% year-over-year. The median days on market before the seller accepted an offer was 17 in 2025 compared to 10 in 2024. While it took a week longer for sellers to accept an offer, 17 days is not a long time to be on the market. Buyers are not having to experience the “feeding frenzy” we’ve seen since 2020.

In Franklin County, the number of sales was almost exactly the same year-over-year. There were 25 sales in January 2025 and 24 in 2024, another surprising statistic. The median sales price in 2025 was $339,000 compared to $327,500 in 2024 for an increase of 4%. The median days on market was 46 in 2025 compared to 22 in 2024. This is significant – it took sellers double the time to accept a contract on their home in 2025 vs. 2024. The good news is that sellers received an increase in the median sales price year-over-year. I would guess the increase in sales price was more important than the number of days on market. 

I find it interesting that the same number of homes sold each year in both Chittenden and Franklin counties. I also find it interesting that it took twice as long for sellers to accept an offer in Franklin County in 2025 compared to 2024. I dug deeper and analyzed the list prices of the Franklin County homes that sold in 2025. 19 out of 25 homes had a price reduction before the seller accepted an offer. That translates to 76% of the listings having a price reduction. To me, this is the reason why it took 46 days for a seller to accept an offer. It is crucial that sellers consult with their agent to determine the best price to list their homes. When sellers have to lower their price after a few weeks on the market, buyers wonder “what’s wrong” with the house, when it was just the wrong price when listed.
