Comparing the Market in February, 2025 to 2024

I’m going to report this month on Chittenden County statistics for condos and single-family homes together. I consider the number of homes listed, the number of homes sold, the median sales price and median days on market, comparing 2025 to 2024.

The number of sales in Franklin County is too small to make any statements about the market there, especially because several very high sales skewed the statistics. I’ll report on first quarter next month which will give a more accurate picture of the market. 

In Chittenden County in 2024, there were 97 new homes listed compared to 118 in 2025 for an increase in listings of 21.6%. This is a direction that buyers want to see because inventory has been extremely low for years. At first glance, one might think this is a large increase, but inventory has been so low for so long that this increase is really not shifting the market to favor buyers.

As an example of what that increase means for inventory, in the past 12 months, 1,582 homes sold for an average of 132 sold per month. There are currently 167 homes for sale in Chittenden County. This means we still have approximately a 5-week inventory on the market. In other words, it would take about 5 weeks to clear out the current market if no new properties came on. Under 6 months of inventory is a seller’s market. 

63 single family and condos sold in Feb 2024 compared to 77 in Feb 2025 for an increase of 22%. I find it interesting that the number of new listings and the number of sales has increased by nearly the same percentage year-over-year. 

The median sales price in Chittenden County in 2024 was $410,000 compared to $460,000 in 2025 for an increase of 12%. I do not think we should think of this as a trend since we are only looking at one month’s statistics. 

The median days on market stayed relatively the same, eight in 2025 and nine in 2024. This is good news for sellers. 

If more listings come on the market and fewer sell, we will start to see the inventory increase to more than 5 weeks of inventory on the market. Buyers would be happy to have more choices. However,  I do not see a switch from a seller’s market to a buyer’s market anytime soon.
